- Manage all engineering and maintenance operations, including building, grounds, and physical plant, focusing on safety, security, and asset protection.
- Oversee the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems.
- Ensure regulatory compliance with facility regulations and safety standards.
- Control heat, light, and power, recommending best methods for energy conservation and economical facility operations.
- Develop specifications and requirements for service contracts and administer such contracts to support building needs.
- Distribute preventive maintenance and repair work orders, monitoring timeliness and quality of completion.
- Direct maintenance of grounds, guestrooms, public spaces, restaurants, property vehicles, and recreational facilities.
- Develop long-term plans for preventative maintenance and asset protection, overseeing execution.
- Create project plans for renovation or new construction needs, contact contractors for bids, and supervise construction to ensure timely completion within budget.
- Build positive relationships with external customers such as city building/zoning departments, fire prevention bureaus, and vendors.
- Ensure fire crew understands all procedures, equipment, and alarms.
- Conduct monthly property inspections to ensure buildings and grounds are maintained in excellent condition.
- Inspect and evaluate the physical condition of facilities to determine required work.
- Recommend or arrange additional services such as painting, repair work, renovations, and replacement of furnishings and equipment.
- Select and order or purchase new equipment, supplies, and furnishings.
- Manage parts and equipment inventory.
Yêu cầu
- High school diploma or GED with 3 years experience in engineering and maintenance, or
- 2-year degree in Building and Construction, Engineering, Mechanics, or related major with 1 year experience,
- Technical training in HVAC-R/electrical/plumbing.
